The Board of Directors of YNH Property Bhd ("YNHP or the Company") wishes to announce that KSB, a wholly owned subsidiary of the Company, has on 3 May 2007 entered into a Memorandum of Understanding with SSSB to purchase SSSB's land measuring approximately 10,798 square meters (approximately 116,230 square feet or 2.67 acres) and held under H.S. (D) 90324 PT 15233 in Mukim Batu, Daerah Kuala Lumpur, Negeri Wilayah Persekutuan KL ("the said Land").

The said Land is strategically located within Mont' Kiara, Hartamas area in Kuala Lumpur, surrounded by Kiara Ville, Duta Nusantara and Solaris Duta Mas. The land has been converted into building title and all premiums have been paid. Most of the infrastructures are ready for connection.

The planned development is for super condominium with built up area of more than 3,000 sq ft per unit and the minimum selling price per unit is expected to be RM2 million and the estimated Gross Development Value ("GDV") is RM300 million.

The price will be agreed on by SSSB and KSB with the non-binding advice of an independent reputable professional valuer to be jointly appointed by SSSB and KSB.

Upon completion of KSB's acquisition of the said Land, KSB intends to launch the said project in the second half of the year 2007.
